Form 3A Template: Where to Get the Section 8 Notice (UK 2026)
If you're searching for a "Form 3 Section 8 notice template", there's one thing you need to know before you download anything: for a privately rented property, the form you need is Form 3A, not Form 3. This is where to get the correct, current form, why the number changed, and how to complete it without rendering your notice invalid.
What this means for you. Section 8 is now the only route to possession since Section 21 was abolished on 1 May 2026, so the prescribed notice matters more than ever. GOV.UK splits the Section 8 form by sector exactly like it splits the rent-increase form: Form 3A for the private rented sector, Form 3 for social housing. Serving the wrong form — or a third-party "template" that isn't the prescribed wording — risks the notice being set aside at the court stage, wasting the whole notice period.
Where to download Form 3A
The official form lives on the GOV.UK assured tenancy forms page (last updated 1 May 2026). On that page:
- Form 3A — "Notice seeking possession of a property let on an assured tenancy or an assured agricultural occupancy in the private rented sector." This is the one private landlords and letting agents use.
- Form 3 — the equivalent for social housing providers. GOV.UK's note on Form 3 reads: "Use this form if you rent out a property as social housing…" — i.e. don't use it for a private let.
Bookmark the GOV.UK page. Don't rely on a third-party site offering "Form 3" or a "Section 8 template" — Housing Act 1988 s.8(3) requires the notice to be "in the prescribed form", and the enforcement standard is the GOV.UK-served document (or one setting out the same information). A notice on outdated or non-prescribed wording is liable to be challenged.
Why Form 3A, not Form 3 (the same logic as Form 4A)
If you've handled a rent increase recently, this will feel familiar. GOV.UK applies the same "A means private" rule across the assured-tenancy forms:

So a private landlord seeking possession uses Form 3A, and a private landlord increasing rent uses Form 4A. Older guides, and the way people still type the search ("form 3 section 8 notice"), reflect the pre-split naming — but the current private-sector form is Form 3A.
Is there a Word version?
GOV.UK publishes its prescribed forms as PDFs. There's no official Word version of Form 3A. To complete it digitally, type into the GOV.UK PDF using any PDF editor (Acrobat, Apple Preview, or a free annotator) — which is what most agents do. Don't rebuild the layout on letterhead: the substance has to match the prescribed form, and a re-typed lookalike invites a validity challenge.
A preparation worksheet, not a notice to serve
Before you fill in the live form, it helps to gather the details in one place: the parties, the tenancy details, the ground(s) you're relying on, the arrears figures (if Ground 8/10/11), and the earliest date proceedings can begin. But a word of caution mirroring our other template guides — prepare your details separately, then transfer them into the GOV.UK Form 3A. The document you actually serve must be the prescribed form. A preparation sheet is for your own working-out; it is not the notice.
How to complete Form 3A without invalidating it
- Confirm it's Form 3A (private sector) you've downloaded — not Form 3.
- State the ground(s) you're relying on, by Schedule 2 number, and set out the facts for each. See the Section 8 grounds guide.
- For arrears grounds, state the arrears accurately as at the date of service — Ground 8 needs 3 months / 13 weeks.

- Date and serve it, keeping proof of service (date, method, a copy).
- Issue proceedings within 12 months of service if the tenant doesn't leave; otherwise the notice lapses.
